Currently there are 51 waterfront condos for sale in Portland and South Portland Maine. In Portland there are 32, ranging in price from modest unit at $174,900 on the east end to $795,000 at Chandler’s Wharf. In South Portland there are fewer – 19 units are currently on the market ranging in price from $179,000 at the Breakwater high rise to $875,000 at Anchorage Place.
Although all these condos claim to have water views, not all views are created equal. Some units have distant or obstructed views, while others are directly on the water, where you can smell the ocean, hear the fog horns and “feel” the water from nearly every room.
Sales of waterfront condos have been slow this year, as expected. A total of 24 sales have been completed, most in the lower price ranges, or properties that have been in short sale.
Two of the most dramatic condo developments in the Greater Portland area include Anchorage Place and Chandler’s Wharf. Although they are both different in design, location and overall amenities, they both include panoramic views of the water - a critical ingredient of any waterfront condo and community.
